Terms of Service

Last updated: October 26, 2026 · Draft for attorney review

1. What PinaRental is

PinaRental ("the Service") is web and mobile software that helps landlords manage rental properties: tenants, leases, electronic signatures, rent collection, maintenance requests, reminders and document templates. The Service is operated by Evis Pina, doing business as PinaRental (the "Operator", "we"). By creating an account or using the Service you agree to these Terms.

2. Not legal, tax or financial advice

PinaRental is software, not a law firm, and does not provide legal advice. Lease agreements, addenda, notices and other templates are generic starting points. Laws vary and change; you are responsible for reviewing every document with your own attorney before using it and for complying with the laws that apply to your property, including Florida Statutes Chapter 83 and federal fair housing and consumer laws. Deadlines, late fees and notice periods calculated by the Service are aids, not legal determinations.

3. Accounts and security

You must provide accurate information and keep your sign-in credentials confidential. You are responsible for everything done under your account and for the people (office or maintenance users, tenants) you give access to. Tell us right away if you suspect unauthorized use.

4. Free trial, subscription and price

New accounts get a 30-day free trial with all features. After the trial, the Service costs $49.99 per year per landlord account, including unlimited properties, units and tenants, with no additional membership or setup charges. Nothing is charged automatically during the trial. The subscription renews yearly unless you cancel; you can cancel at any time and keep access until the end of the paid period. We may change the price with at least 30 days' notice before your next renewal.

5. Payments between tenants and landlords

Online rent payments are processed by Stripe, Inc. under Stripe's terms. PinaRental is not a bank and does not hold your or your tenants' money. Payment processing fees (for example, bank debit or card fees) are charged by the payment processor; the landlord decides whether the tenant or the landlord pays them, and the fee is shown to the tenant before paying. PinaRental does not add fees on top of the processor's fees. Returned or disputed payments may carry processor fees. Payments made outside the Service (Zelle, checks, cash) are recorded by you and are your responsibility.

6. Electronic signatures

The Service lets parties sign documents electronically. Each signer agrees to use electronic records and signatures (U.S. ESIGN Act and the Florida Uniform Electronic Transaction Act). The Service records the time, network address and a digital fingerprint of each signed document. You are responsible for verifying the identity of the people you send documents to.

7. Your content and your tenants' data

You own the data you enter (properties, tenants, documents, payments). You give us permission to store and process it only to run the Service. You are responsible for collecting and using your tenants' and applicants' information lawfully, including obtaining any consents you need (for example, for screening). See the Privacy Policy for how we handle data.

8. Acceptable use

Do not use the Service for anything unlawful, discriminatory or abusive; do not interfere with the Service or try to access other accounts; do not send spam through the Service. We may suspend or close accounts that break these rules.

9. Availability and changes

We work to keep the Service available but do not guarantee it will be uninterrupted or error-free. We may change or discontinue features. If we discontinue the Service, we will give you reasonable notice and a way to export your data.

10. Disclaimer and limitation of liability

The Service is provided "as is". To the fullest extent permitted by law, we disclaim all warranties, and our total liability for any claim related to the Service is limited to the amount you paid us in the 12 months before the claim. We are not liable for indirect, incidental or consequential damages, including lost rent, evictions, legal costs or disputes with tenants.

11. Termination

You can close your account at any time. We may close accounts for violations of these Terms or non-payment. After closure you may request an export of your data within 30 days; we may then delete it, except where we must keep records by law.

12. Governing law

These Terms are governed by the laws of the State of Florida. Disputes will be handled in the state or federal courts located in Florida, unless both parties agree to mediation or arbitration first.
